Booking Villa Karystion, an estate on the island of Evia, is a rare opportunity to enjoy a fantastic combination of four immaculately preserved, elegantly re-constructed and interior designed Greek holiday villas that boast their own infinity pool which also offers superb unobstructed views of the Bay of Karystos and the Aegean Sea beyond. They can comfortably accommodate 20 people.
Located within a unique centuries-old gated estate full of vineyards, olive groves and citrus groves as well as eucalyptus and cypress trees among other flora, and with a history as rich and as timeless as the city of Karystos itself, they are truly one of a kind.
A private infinity pool will also be exclusively available to you, as well as its fully equipped pool area, both boasting direct fantastic sea and mountain views. The private exterior spaces are simply adorable, as the meticulously preserved green gardens of the estate and the vineyard radiate a general vibe of laid-back grandeur and finesse.
All four villas are part of the local cultural and architectural history, each bearing a testament to a different era. One building actually sits on several layers of cultural history as it was initially the site of an ancient Roman bath, on whose ruins a dovecot was built in the early 19th century, which was then reconstructed into a holiday villa. Another, is a classical building representative of late 19th century Greek architecture, while the third is typical of a mid-20th century building in the area. All have been skillfully redesigned as fully contemporary holiday homes offering all modern amenities, while also paying respectful tribute to their authentic features which have been fully preserved. Today they stand as historic landmarks of this centuries-old estate.
In essence, the entirety of the estate is a testament to the history of the Karystos town and wider region, from classical antiquity to the present day. A timeless piece of local cultural and architectural history which has been skillfully preserved and offered to our most discerning customers as four separate holiday villas within the same estate, that can be booked collectively as one.
As all four villas are part of the estate, you will also enjoy some services that would usually not be available through a regular villa rental. We thus present a detailed and thorough description for each of the four villas that make up Villa Karystion below.
Villa Nefeli unfolds on one level and includes 2 bedrooms, a loft, 2 bathrooms, 1 wc, a living room with an open kitchen, and a large terrace with a breath-taking views of the bay of Karystos. The spacious living room includes a lounge sofa, patio doors and stunning views over the sea and the Karystos Bay. There are two large bedrooms, one of which is connected to the loft.
Both bedrooms have ensuite bathrooms, one overlooking the sea. A fully equipped open plan kitchen provides access to both the main veranda and a private garden, where you can relax, and enjoy the atmosphere of the lovely gardens of the estate.
Villa Nefeli is fully furnished to a high standard employing a combination of antique and modern furniture, with the aim of offering full comfort and style while retaining the authentic vibe of this superb historical residence. The villa is also fully air-conditioned and has nets on all the windows in order for you to enjoy the light summer breeze throughout your stay.
It is equipped with a flat-screen TV & a stereo system, while the kitchen is fully equipped and includes a complete set of cooking utensils and dishes, a solar panel water heater, all electrical appliances (fridge, oven, espresso coffee machine, dishwasher) and a washing machine.
A safe for your valuables and a natural-gas BBQ are also provided. The guests have Internet access with free Wi-Fi. Extra towels and linens are provided. House cleaning and bed-linen changing are offered weekly or upon request with an extra charge.
A staircase leads up to the verandas and through the patio to the villa’s main entrance. Villa Selini unfolds on one level and includes a spacious living room with plenty of natural light and undisturbed views from all its windows, an open plan kitchen, two comfortable bedrooms with traditional built-in closets, and a modern bathroom.
Both terraces offer views of the sea and mountain, and the front large terrace specifically offers spectacular views over the coastline, the Aegean Sea, and the flanks of the nearby hill. The villa is also fully air-conditioned and equipped with a flat-screen TV and a stereo system, while the kitchen is fully equipped with a complete set of cooking utensils and dishes, a solar panel water heater, electrical appliances (fridge, oven, espresso coffee machine, dishwasher), a washing machine, and a traditional wood burning stove.
A safe is provided for your valuables, and you can also use the built-in brick BBQ adjacent to the front terrace. The guests have Internet access with free Wi-Fi. Extra towels and linens are provided. House cleaning and bed-linen changing are offered weekly or upon request with an extra charge.
Villa Ariadne unfolds on one level. The interior of the villa is meticulously decorated to a high standard in neoclassical style. A fusion of contemporary and historic elements achieves a charming well-balanced combination of classical style and contemporary comfort, while fully retaining the authentic vibe of this superb historical residence. It is decorated with several items of high aesthetic value, like elegant Murano artwork and antique Austrian craftwork chandeliers. Several large windows allow the presence of vibrant natural light throughout the day.
Initially, you will enter into a large and imposing entrance hall. On each side of the hall you will find two large bedrooms and a convenient and very comfortable sitting/media room, which includes a lounge sofa-bed. There is a large kitchen with a dining table, and an open fireplace in one corner. Two elegantly constructed, marble-walled bathrooms are also available, with the impressive authentic tiling preserved throughout.
The villa is also fully air-conditioned and is equipped with a flat-screen TV & a stereo system, while the kitchen is fully equipped and includes a complete set of cooking utensils and dishes, a solar panel water heater, all electrical appliances (fridge, oven, espresso coffee machine, dishwasher), a washing machine, and the aforementioned authentic traditional open fireplace.

Villa Kalisti is a magnificent contemporary Greek holiday villa, as well as a building representative of the elegance and idiosyncratic style typical of a different era. It radiates a sense of timeless elegance, and has been tastefully decorated with rare pieces of antique and modern art. This uniquely romantic building is overflowing with history and tradition, and is bound to amaze and charm you.
A large hall initially introduces you to the residence. A master bedroom is present on the entrance level, boasting plenty of natural light and a frame-like view from the patio doors. A typical Cycladic staircase leads you up to the impressive second bedroom/loft. This room was the actual dovecot where doves used to be bred back in the early 1900s. Essentially a fascinating and unique feature scarcely found elsewhere in available holiday accommodations across Greece.
Villa Kallisti has a fully equipped kitchen overlooking the terrace, and 2 spacious bathrooms. The ample living room overlooks the front veranda. The wooden-beam ceilings, which support large slabs of Karystian stones, are another authentic and rare feature. They are at least as impressive as the floor of the villa, clad with the world-renowned white Pentelic marble from Mt. Penteli in Attica, from which the Temple of Parthenon on the Athens Acropolis and several other classical and neoclassical, ancient and contemporary, historical buildings were built. The kitchen-counters, as well as the two spacious bathrooms are also constructed from this historically celebrated material.
The villa was fully furnished meticulously in order to offer style and ultimate comfort. The exterior spaces of Villa Karystion offer an extra layer of magnificence to this superior quality Greek holiday villa, being part of a centuries-old gated estate with a vast history including several impressive relics from the past within its grounds, and which now also includes a large vineyard & a wine cellar, among other impressive features. The immaculately preserved typical Mediterranean garden of the estate includes a large variety of local flora as well as aromatic plants like lavender, thyme, oregano, rosemary and mint, olive and citrus groves, eucalyptus, pomegranate, pine & cypress trees, and many more.
The private outdoor infinity swimming pool of the estate lies in the citrus grove terrace above the vineyard and offers an absolutely stunning unrestricted view of Karystos Bay. You will find cypress trees and a perennial olive tree right outside by the sitting/dining area, as well as bushes of lavender, rosemary and mint that you can use fresh during your cooking adventures here.
The veranda and side patio are adjacent to the fruit-trees terrace and form a relaxing outdoors private sitting area equipped with outdoor furniture also available for Alfresco dining with seating for 6.
You will find cypress trees in front, olives trees in the back garden and a pomegranate tree right outside the east bedroom, while colourful geraniums decorate the terraces.
The outdoor living area offers several options for complete relaxation and rejuvenation throughout the day. On the backyard corridor you will find an outdoor shower, which offers pleasant refreshment in the hot summer days.
Villa Ariadne offers its guests the magic of enjoying both the morning and the evening sun on its two verandas and terraces: an eastern one and a western one. In the eastern one you will find two mulberry trees right in front, as well as a ficus tree and a big pine tree. They actually compliment this charming and inviting lawn-covered area, which could also serve as the ideal space for unwinding and relaxation as well as a lovely playtime and congregation space for children and adults alike!
The west terrace outside the kitchen offers privacy and boasts magnificent unobstructed views across the bay and town of Karystos, and the Aegean Sea beyond. This terrace features an impressive large stone-made table, constructed from the famous Karystian slate, which is the perfect place to enjoy your meals, coffee, cocktails or a glass of wine, while taking in the incredible views of the unique surrounding landscape and the sea.
A variety of indigenous trees and geraniums enrich this warm and inviting outdoor space. Two impressive stone walls at the north and east sides form a protected outdoor private sitting area in plain nature. The deep red colour of the outer walls, as well as the delightful view towards sea make this the perfect all-day living space during the summer season.
Villa Kallisti is positioned on a privileged part of the estate. Large eucalyptus trees are present in the back, providing ample shade and a cooler atmosphere during the hot summer months, and the citrus trees on the side part of the garden are a wonderful addition to this lovely traditional garden. Geraniums and climbing bougainvillae colourfully decorate the facade of the house.
The long front veranda is the most perfect all-day outdoor living and chilling space during the summer, and offers you panoramic stunning views towards the bay of Karystos and the Aegean Sea beyond. This is the ideal place to enjoy your meals, coffee, cocktails or a glass of wine, while taking in the incredible views of the unique surrounding landscape and the sea.
The very inviting sitting area below, includes plenty of sitting space on the built-in sofa which is equipped with large comfortable pillows for your convenience. This is a very charming space, a private traditional corner to relax in at any time of the day, under the shadow of the mulberry trees and while enjoying the fantastic views over the estate and the Aegean Sea beyond.
Villa Karystion is conveniently positioned so as to give you the opportunity to explore and fully enjoy the wider geographical region of the southern part of the island of Evia. This is an area of extreme and diverse natural beauty ranging from densely forested and remote mountainous regions, gorges, canyons, natural springs and rivers, to areas typical of the charming and very unique dry landscape one usually finds across the Cyclades Islands region. These contrasting landscapes shift and alternate constantly, offering a unique experience that will impress and excite you.
Equally vast is the number of beaches of astonishing beauty and of various shapes, styles and sizes, that are available for you to choose from throughout the wider region. From ‘organised’ and busy to completely remote, they will certainly please even the most demanding of visitors. One feature they all share in common, is the crystal clear turquoise blue water that is as inviting, as it is beautiful in every sense of the word.
The area is also packed with sites, monuments and areas of vast cultural, and archaeological significance spanning a history of millenia and a wide range of eras, from the neolithic to the classical, and beyond. Ancient Greek temples, medieval towers, castles, and Venetian fortresses, the largely unknown ‘Dragon Houses’ or ‘Drakospita’ of yet undecided origin, believed to have been built by the tribe of ‘Dryopes’, an ancient Greek tribe of settlers that emigrated here millenia ago from the central Greek mainland, and so much more.
Taking a short hike on the imposing mountain above the town of Karystos and the estate, will lead you first to an impressive and very imposing ancient castle, ‘Castello Rosso’ or the ‘Red Castle’ that overlooks the whole bay and region of the town of Karystos. The castle had been utilised continuously during a range of eras and by several cultures and civilisations that once thrived here and being there in this historical monument enjoying the breathtaking views over the town and bay is a remarkable experience in itself.

A shortish hike further up the mountain will lead you to a Roman quarry where you still even have the opportunity to view massive incomplete pieces of ancient columns and statues that were never delivered to Rome or other parts of the Romam Empire as planned, and remain scattered across the fields.
The town of Karystos offers an abundance of shops, banks, super markets, taverns, coffee houses and restaurants for your convenience. As it is the capital of the municipality, you will find many utilities and services on offer that you would usually have to travel to reach, if residing in other areas of the region.
Evia, the second largest Greek island regarding size and population, is one of the lesser known destinations in Greece. The island of Evia, often also spelled ‘Euboea’, is a superbly wonderful and very special destination. A place that has fortunately managed to escape heavy tourist activity until now, remains unspoilt and available for you to explore and enjoy to the fullest, before it also unavoidably gives in to ‘progress’ as most places of its calibre in terms of splendour and beauty do, at some point.
It is located close to Athens and connected to the Greek mainland by car via a bridge, as well as several separate ferry boat connections departing from a number of small ports in Attica and beyond. It is therefore so much easier to visit than most other Greek islands. Yet Evia still offers the possibility to enjoy landscapes, people and local cultures still unscathed by the implications of mass visitation and tourism.
The island of Evia offers visitors a superb choice to enjoy a wonderful and mostly untouched natural environment, gastronomy and local culture, away from mass tourism and busy tiring tourist spots, while also offering quick and easy access from Athens directly by car or ferry. Furthermore, Evia boasts several places of prime cultural, archaeological, historic or simply prime aesthetic interest, and natural beauty. In essence, Evia has it all, and more.
